Ask your building anything.
Out loud, in the meeting.
Minilab closes your monthly accounts, then presents them. When the committee asks something you did not prepare for, it reads your building's own data and draws the graph while you are still speaking.

What goes wrong
The money problems in strata are quiet ones.
Nothing announces itself. It is one line in one month that nobody had time to chase.
Money a resident says they paid that never reached the bank.
A deposit sitting in the account that nobody can account for.
The same payment recorded twice.
A figure that jumps this month and is never questioned.
An invoice you suspect has been claimed before.
Renovation deposits you cannot trace to anything.
Most committees only find out at the annual general meeting — from a PDF nobody in the room can question.
Every month
Three sets of records, checked against each other.
Your bank statement. The export from your accounting software. And the one nobody else has.
One
What the bank actually received.
Two
What the books say happened.
Three
What residents themselves said they paid.
Residents send their payment proof to the building over WhatsApp, and Minilab already holds it. That third record is why Minilab can see a payment that was collected and never banked — the one thing your bank statement and your ledger will always agree about, because neither of them ever knew.
Unidentified
Money in the bank nobody can identify.
A deposit that matches no accounting entry and no payment any resident has told you about. Minilab names the exact amount and date and asks what it is.
Not banked
Money collected but never banked.
A resident sent proof of payment, Minilab holds it, and the bank statement never shows it arriving. That gap is the one nobody catches by eye.
Twice
The same payment, counted twice.
The same amount against the same unit, appearing more than once in the month. Raised as a question, not silently corrected.
And a figure that does not behave.
Minilab compares each month against its own trailing average and writes a short commentary on anything sitting materially outside it — so a line that quietly doubled gets said out loud.
It reads. It does not write.
Minilab is the second pair of eyes on your books, not a replacement for the software that keeps them. It reads what your system produces and never writes back into it.
The monthly close
Two raw files in. A report you can stand up and present.
Five steps, and the month always tells you which one it is waiting on.
Step 1 of 5 · Upload
Two files, no labelling.
Drop in the month's bank statement and whatever your accounting software exports. Excel, CSV, PDF, a scan — Minilab works out what each file is.
Minilab decides what each file is. You do not tag them.
Bring your history
You should not start on an empty calendar.
Upload one workbook covering a year and Minilab reads every month out of it, files each one as closed history, and starts comparing this month against them straight away.
Connected today
Advelsoft
Your finished monthly reports are delivered straight to Minilab and read in automatically. Nobody in your office has to export anything.
Connect your login
CSS Decisions
Enter your CSS login in Minilab and it is stored encrypted. The pull runs through your building's own office agent, so syncing starts once that agent is set up — until then you upload as normal.
Coming soon
The rest of the list
Not there yet. Tell Minilab which one you use and the request is recorded against your building — that is how the list gets ordered.
No connector, no problem. Minilab reads whatever your accountant already produces — Excel, CSV, PDF, even a scan — and it works out what each file is rather than asking you to change how you work.
Ask it anything
It is not only the accounts. It is the whole building.
The same voice that reads your report can be asked about anything your building records. Every number it gives you comes from a live query against real rows — never from memory.
Collections
Eleven units, worst first — and here is what each one owes.
Chart drawn on the spot, from a query against your building's own rows.
Staff
Attendance, shifts, who did not turn up
Cases
Complaints, how long they take to close
Security
Visitors, contractors, the guard log
Property
Residents, units, tenancies
Money
Collections, arrears, who owes what
Vendors
Contracts, expiry dates, payments
Left panel
Every slide as a thumbnail, so you can jump straight to the one the room asked for — and the month's documents behind it, split into what you uploaded and what Minilab produced.
Right panel
Hold the spacebar or the mic and ask. It transcribes you, queries the data, draws the chart, speaks the answer back, and keeps a transcript of the whole meeting. Opening a panel pauses the show rather than ending it.
Read-only, and scoped to your building alone. It can look at your records and nobody else's, and it cannot change any of them.
Before you present
Change the words. Never the figures.
There is a prep room between closing the month and presenting it. Retitle a slide, rewrite the sentence the voice will read, reorder them, hide what your committee does not need — or just tell the AI what to reword and watch it redraft the deck.
The one rule
The figures are read-only, on purpose. A number that looks wrong is fixed upstream in your own accounting software and read again — it is never typed over on the way to the meeting. That is the whole reason the report can be trusted in the room.
Until you press approve, presentation mode stays locked — so nobody walks into a meeting with a draft.
Start with your certificate. Nothing else.
Upload your JMB or MC certificate and Minilab reads your building's name, address and registration number off it — so nobody can invent a building and you are not filling in a form. Add your chairman, your manager and the office contact, and you are on your accounting calendar in about thirty seconds.

Accounting is the door, not the whole building. Visitor management, residents on WhatsApp, staff attendance and fee collection are part of Minilab too — switched on for your building when you decide you want them, on the same account and the same accounting history.
